Do You Sell Property As Well?

No. We are buyers’ agents.

A selling agent works to get the highest price and best conditions for the seller. 

We work only for the buyers’ best interests to negotiate with the sales agent for the lowest possible price, best conditions and terms.

If your property is suitable for one of our clients, we can then arrange for a property purchase to take place. 

We also work with some fantastic agents that we could highly recommend if you are looking to sell.

What Locations Do You Cover?

Brisbane, North Brisbane, Moreton Bay Area (including Redcliffe and North Lakes)

We are located in North Lakes, approximately halfway between the Brisbane CBD and the Sunshine Coast. We cover all the locations in between with ease. This proximity allows us first-hand local knowledge of events and new infrastructure around us.

Is The Fee A Tax Deduction?

Your initial consultation with us is FREE! 

If you purchase the property as an investment, our fee may be considered part of the ‘cost base’ and is generally tax deductible. However, always check with your accountant about your individual circumstances to ensure you receive the correct tax information. We are not accountants or tax agents, so we cannot advise you on these matters.

When you engage in our services, we charge an upfront retainer to begin the process of fulfilling your requirements. This fee covers our efforts in regularly presenting suitable properties to you and keeping you updated on our progress toward finding your dream property. 

Our fee can be a percentage of the purchase price or a fixed amount (please request a quote). 

Payment is required once the property becomes unconditional.

Does a Buyer's Agent Need a Real Estate Background?

Yes.

To be involved in the transaction of buying or selling real estate, you must have a real estate background and work as or under a current Licensee. 

Our Principal, Mandy Gladwin, is a fully licensed Real Estate Agent in Queensland and has been licensed in Victoria and NSW. She is an ongoing, current member of the Real Estate Institute in QLD. She completes continuing professional development each year to ensure currency. 

As a property investor, renovator and landlord, Mandy understands the Real Estate Industry and the requirements of property investment and those wishing to relocate locally or interstate.

Is There A Conflict Of Interest?

No. We work exclusively for the buyer.

There is no conflict of interest as we do not accept commissions or payments from any selling agents, builders, or developers.

You are entirely safe in our non-biased hands!

Do You Have Professional Indemnity Insurance, and Are You Part of an Industry Association?

Yes. We are fully covered by Professional Indemnity Insurance and are a Real Estate Institute Queensland (REIQ) member.

How Long Does the Buying Process Take?

We are passionate about finding you the right property and don’t believe it’s about how long it takes. 

Depending on the market and the available properties, finding an investment property takes, on average, 30 days and 45 to 60 days for a home (owner-occupier) purchase.
